Seven checks before you sign with a real estate agency
- Ask for the licence. Every brokerage in Abu Dhabi must be registered with the Abu Dhabi Real Estate Centre (ADREC), and every agent needs a valid Broker Licence Number (BLN). You can check both on the TAMM platform.
- Check the Madhmoun permit. Every genuine listing in Abu Dhabi carries a Madhmoun permit number and QR code. No permit, no deal. Our Madhmoun guide shows how to scan it.
- Confirm the project on Dari. Off-plan projects must be registered on the Dari platform before units can be sold.
- Ask which developers they work with. An agency close to the developer can get you launch prices, better floors and payment-plan options.
- Get every fee in writing. Agree the commission and who pays it before the first viewing.
- Test their area knowledge. Ask for recent sale prices, service charges and expected rent for the building you like. A good advisor answers with numbers.
- Read recent reviews. Google reviews from the last 12 months tell you more than a polished website.

Real estate company or developer: which should you buy through?
A developer builds a project and sells only its own units. A real estate company works for you: it compares projects from many developers, resale homes and rentals, and negotiates on your behalf. For a new launch, buying through a licensed agency usually costs you nothing extra, because the developer pays the agency. Frequently asked questions
What is the best real estate company in Abu Dhabi?
The best company for you is one that is licensed by ADREC, works directly with the main developers, knows the community you want and has strong recent reviews. Hero Real Estate meets all four: it is licensed (CN 3821469), a channel partner of Aldar, Modon, Bloom and other developers, and has won more than 26 industry awards since 2016.
How do I check that a real estate agent in Abu Dhabi is licensed?
Ask for the brokerage registration and the agent’s Broker Licence Number (BLN) and check them on the TAMM platform. Every listing should also show a Madhmoun permit number and QR code.
Do I pay agency commission when buying off-plan in Abu Dhabi?
Usually not. For new launches the developer normally pays the agency, so you pay the developer’s price. For resale homes and rentals the commission is agreed with the agency, so get it in writing.
Can foreigners buy property in Abu Dhabi?
Yes. Since Law No. 13 of 2019, foreigners can own freehold property in Abu Dhabi’s investment zones, including Al Reem Island, Yas Island, Saadiyat Island, Al Raha Beach and Hudayriyat Island.
